The first meeting is usually onsite, but this can be discussed later. We explore your requirements and project to learn about your vision.

• Answer any questions you may have

To ensure that all drawings and plans are accurate, we will carry out a digital survey. This is usually achieved in the initial meeting.

• Full or partial digital survey that consists of dimensions, elevations and rough sketches
• Surrounding survey which analyses surrounding buildings and natural features such as trees 

These measurements and drawings are later inputed into our CAD software for modelling.

If you already have any survey measurements and drawings, they can definitely be helpful but we won’t completely rely on these.

After collecting data from the survey/s carried out earlier, we will input this into our CAD software to construct professional drawings. 3D models can also be made as per your request, this will help you visualise your project and leave no guesswork.

During this, we will contact you for your feedback to refine and improve the drawings and/or models.

Should you require any other professional help such as a structural engineer, we can arrange this for you, but this will depend on the size and complexity of your project.

When starting construction on a new building or making changes to an existing property, this can be adding an extension for instance, you will likely need consent from your local planning authority. You’re essentially “asking the local council whether you are allowed to do a certain piece of building work.”

This consent is called planning permission. It exists for many reasons for example to prevent environmental damage and protect your neighbours. 

The Government has it’s own requirements: Government’s national requirements that must be obeyed but that’s not all. Many councils in London have their own guidelines to adhere to. You are required to present all necessary information with the planning permission. If not, the application can’t be validated. Lucky for you we have submitted hundreds of planning permissions with a 95% validation rate.

We will complete all the planning permission forms (with all the required drawings) along with any associated letters so that you can sit back, relax and await the approval.

With regards to pre-planning permissions, if your project is contentious e.g. changing a listed building or new builds in Green Belts, then pre-planning application may increase your chances. After the pre-application meeting, we can develop your case further following the planning officers’ instructions.

Building regulation is different to planning permission in that it sets standards for the design and construction of buildings so that they’re safe. It also ensures certain standards such as energy performance of the building. They are a group of Approved Documents covering the technical aspects of construction work.

Building control approval is usually required with most types of building control. Some examples include loft conversions, commercial extensions, home extensions and changing the use of a property.

We will develop detailed building regulation drawings (plans, elevation etc.) for submission to building control for approval so that construction can begin as soon as possible.

We will submit for “full plans” approval at building control. We will fill out all necessary forms, associated letters and attach all drawings so that once again, you can unwind at home.

We can collaborate with other professionals such as structural engineers, mechanical and electrical contractors, energy performance contractors and more.
